Waterside Cottage is a cosy, comfortable and well-equipped cottage, located in Winewall, a village on the edge of Colne. It’s an ideal base to explore the local area including Colne Town, Pendle Hill, Wycoller Country Park and Trawden. Only a stones throw away are the Yorkshire Dales, Brontë Country and the Forest of Bowland. Lancashire has so much to offer.

There’s a range of pubs, restaurants and shops, with the nearest family and dog friendly pub, just at the end of the private road on which Waterside Cottage sits. Welcome to our happy place.

The space

The property sits on a very quiet, private road where there is on street parking available for a small/medium sized vehicle. There is also a public car park just 2 minutes walk from the cottage where there is plenty of space if needed.
On the ground floor is a lounge with wood burner, dining room and well-equipped, refurbished kitchen. The first floor has a twin bedroom and shower room which has a walk in rain shower. On the second floor is a double bedroom with Velux windows to the rear.
Outside to the front there’s an open grass area overlooking Colne Water and an enclosed patio space at the rear with garden furniture for those who enjoy outside dining. Please note, the rear patio space is the right of way for several other neighbouring properties. 
There is a no smoking policy in our property. We are dog friendly, welcoming one dog free per booking. 

Other things to note

On booking a stay at Waterside Cottage, we will cross check our calendar before confirming. We aim to do this as quickly as possible after receiving your request.
On street parking is available for a small/medium sized vehicle in front of the cottage, larger vehicles can park for free across the bridge in the public car park. Please be thoughtful of our neighbours when parking.

Trawden Forest Community Library and Shop

A little gem just 15 minutes walk or less than 5 minutes by car. Delicious variety of cakes on offer, every day essentials and such lovely staff - a must visit for any visitor.


Old Rock Home and Gift Shop

A family run, rural boutique, stocking a range of beautiful homewares, clothing, ceramics, gifts and accessories.  Open Wednesday to Sunday 10am to 4pm.


Jackie & Francesca’s Old Rock Cafe & Cake Shop

Mother & Daughter run cafe in the heart of Trawden. Serving breakfast, lunch & great home baked cakes.

Such an amazing experience. The cottage was beautiful, so clean and very comfortable to live in. Donna & Chris were quick to respond, and very caring. Not only were the hosts absolutely lovely, but so were the neighbours! 10/10, it could
not have been more perfect! I highly recommend this place to anyone who is thinking of staying here, you won’t regret it :)

Nice cottage, well equipped with everything we needed for our weeks break. We had to book at the very last minute as the house we had booked was unfortunately flooded so we were slightly apprehensive particularly when driving through Colne which isn’t a typical holiday area!! However we needn’t have been as going the other way from the cottage there are some great walks, we particularly enjoyed our walk to Wycoller Park which was lovely and our trek up Pendle Hill which was only a short drive away. There are a couple of really nice pubs within walking distance, we had a great Sunday lunch at the Emmett Arms and enjoyed a drink or two in the Alma Inn.

Such a beautiful cottage with everything and more thought of. Including a welcome hamper and dog towels, which were a great idea for our muddy walks this time of year. Dog bowls were also available. The laundry room was a great place to dry our clothes and the kitchen was well equipped with everything we needed to cook our meals.

Waterside Cottage exceeded our expectations, it has everything and more you could ever wish for and is easily one of the best cottages we have stayed in. It is beautifully decorated and furnished throughout and is fully equipped to meet your every need. There is ample space throughout with a fabulous fully equipped kitchen and lovely comfortable sofa’s and beds. Have to give a special mention to the bathroom .. so warm and the shower is amazing and very spacious. The lovely welcome basket was also very much appreciated (especially the treat biscuits for our wee dog) and reflects the attention to detail provided by the property owners. I would also like to add that the information pack so thoughtfully put together is extremely helpful. There are limited parking spaces but my husband and I had no problem parking right outside the cottage. Communicating with Donna (the owner) was a delight, she is so friendly and helpful. We would highly recommend Waterside Cottage to others. Thank you you for a wonderful stay we will hopefully be back soon.

Terms and Conditions

Rental is from 4:00 pm on the day of arrival until 10:00 am on the day of departure.

There is a strictly no smoking policy in the cottage.

We accept one well behaved dog free of charge. Whilst your pet is welcome at Waterside Cottage, please do not leave them unattended in the cottage at any time. We request that dogs do not go upstairs.  

A deposit of 20% of the total cost is payable at the time of booking and is fully refundable up to 3 weeks before the start of the rental. The balance will be payable 3 weeks before your arrival. Non payment of the balance of the rental by the due date shall be deemed as cancellation of the contract by the guest. Bookings made less than 3 weeks prior to commencement of the rental are subject to the total cost payable at the time of booking. Payment can be made by online bank transfer. Details supplied on invoice at the time of booking.

Any cancellation should be made in writing to bookings.35property@yahoo.com. Cancellations prior to 3 weeks will incur no charge. On receipt of cancellation within 3 weeks of arrival, we will refund any payments made except for the deposit. On receipt of cancellation within 7 days of arrival, you will be liable for 50% of the total cost of the booking. Guest of 35 recommends guests take out Holiday Insurance Cancellation cover as a precaution for unforeseen circumstances.

The number of persons occupying the property must not exceed the maximum number as agreed at the time of booking.

We do not store credit card details nor do we share customer details with any 3rd parties.

The guest is required to notify us in the event of any breakages or damage caused to the property or contents. Breakages or damages must be paid for.

All bed linen, towels and tea towels are supplied. For stays of 14 nights or more, a mid-stay clean and change of linen, towels and tea towels will be arranged. A mid-stay clean and change of bed linen, towels and tea towels can be arranged for guests staying for between 8-13 nights, but this will incur an additional charge of £50.

Hot water, heating and WiFi are included in the cost of the rental.
